The Roundhouse Project involves the re-use of the derelict E & N Railway site in Victoria, which is recognized for its historical significance. The recently approved zoning for the site provides for a broad mix of uses with up to 800,000 square feet of development. The economic strategy for the project will stimulate the investment required for the clean-up of site contaminants present from railway operations, the restoration of the heritage buildings, and the development of new uses and public realm components.

Land uses contemplated include retail, restaurant, museum, industrial, office, hotel, residential and community facilities. The project proposes to build at density to provide a residual land value sufficient to support the renovation of the historic precinct for public-oriented uses as well as developing an animated public realm. The precinct will be organized around a central public space, Turntable Plaza, providing a social focus for public activity for both local residents and visitors to Victoria. The E & N Rail Trail has been designed as a central feature of the site and will link this development to the broader Victoria community for both pedestrians and cyclists.  Another significant aspect of the site is the installation of outdoor and indoor interpretive elements that will tell the stories associated with the long history of the site and the remediation program that made the new precinct possible.

Roundhouse will achieve balanced, sustainable development through a variety of initiatives. All buildings will be designed to meet green building design standards as set by LEED® or similar standards. Building and landscape design will be consistent with Smart Growth principles and will demonstrate a commitment towards environmental performance and stewardship.
