Finalist in Category 5 –Excellence in Project Development: Neighbourhood Scale


Redevelopment of Griesbach presents unique opportunities for innovative, community oriented, and environmentally friendly design. Highlights of the project include:

  • CLC completed extensive investigation and determined the location of 33areas of concern. Over time, the complete site received a clean environmental bill of health. 
  • Tree Preservation: CLC entered into a master agreement with the City to ensure their integration in new development.
  • CLC worked with builders to integrate existing housing into the development plan.
  • CLC recycled materials from demolition of obsolete buildings, roads, and structures extensively.
  • Major Griesbach School: Retention of this school was an important component of CLC’s development plan.
  • Houses were donated for an inner city women’s shelter. The military used buildings for training before demolition. Edmonton Fire Services and the police used buildings for training purposes.
  • The Military and Political Legacy:. CLC has worked hard with the military, veterans, and the City to develop a program based on regimental history, peacekeepers, famous battles, war heroes, military nurses, and Victoria Cross winners.. Street signs include the dates of battles; there are interpretative panels. CLC insisted on recognizing Griesbach—Edmonton’s second mayor, a WWI military hero, a Member of Parliament, and a Senator.  The second stormwater lake (Bedford Basin) will host a national celebration in 2010 in honour of the Navy’s centenary.
  • The plan includes construction of a large hill at the geographic centre instead of hauling material off site.  This hill will provide for activities such as sliding in winter, that were previously impossible.
  • The first phase redesigned the existing Griesbach Road into a more community-sensitive street.
  • There is a wide spectrum of price ranges and CLC has applied to broaden that mix with some high rise mixed use buildings. There are houses for families, seniors, and veterans. Once the village centre starts, will have residential mixed with commercial buildings.
  • Pedestrian and bicycle paths integrated with open spaces within this and adjacent neighbourhoods. A dominant feature of the plan is a major waterway as a linear amenity.  Other features include a modified road system, the dispersal of parks through the neighbourhood, rand making playing fields available to community groups.
