Finalist in Category 4 - Excellence in Project Development: Building Scale

This former brownfield now houses a thriving business complex, and provides new support to the community with its fresh influx of people to use local services and public transportation. Some workers will look for rental accommodation and permanent housing nearby. Commercial Properties adopted the "Leadership in Energy and Environment Design (LEED)" for the design and operational policy framework of Somerset Square.  The building is designed to meet the 21st century goals of higher energy and environmental performances that contribute to its community.   Highlights include:

 

Successful solutions to brownfield barriers and issues:

  • brownfield rehabilitation achieved by burying contaminated soil within the project itself and then sealing it under the building's structure, leaving no exposure pathways.
  • SSTLs developed for construction workers who may have dermal contact with loose soil or accidental soil or dust ingestion /inhalation
  •  Burial solution removes need to transport contaminated soils offsite, and removes possible contamination of another site.

 

Pollution Reduction and Conservation:

  • Change-rooms and showers encourage active lifestyles and non-polluting transportation
  • Available bike storage, and preferred parking reserved for low-emitting and fuel-efficient vehicles and carpools.
  • On-site recycling storage room and collection service for occupants
  • Low-flow washroom fixtures reduce water consumption by 20%.
  • Building’s exterior 17 energy efficient lights reduce light pollution. 
  • Rainwater collected on roof and recycled in washroom fixtures and building services. Water consumption reduced by over 40%.
  • Energy consumption reduced by 33% with computer programming of integrated system in the boiler room. System includes plumbing fixtures, walls, windows, roof, lighting, heating, ventilation and cooling.
  • Sensor-operated lights in washrooms, boiler and storage rooms
  • 75% of workspaces have access to daylight
  • Operable windows on every floor (for fresh air and temperature control).
  • Panels along the ceiling distribute heat evenly.
  • Drought-resistant shrubbery retains water, provides green space
  • Paint, carpet and sealants are non-toxic.
  • Environmental Choice Certified and 100% biodegradable cleaning products used throughout building.
